Shannon Alvarez is a business strategist and operating executive with two advanced behavioral science degrees, 30 years of experience, and a track record of helping companies scale, stabilize, and improve performance. She has worked across 27 industries and has delivered 2–10x improvements in revenue, profit, and margins within 6 to 24 months across companies ranging from $1M to $300M.
Her experience includes full P&L ownership, financial restructuring, capital raises, revenue systems, and enterprise operational transformation across both public and private companies. She has served as COO and strategic operator alongside founders, led teams of 100 to 300, and supported organizations including Hilton Grand Vacations, Warner Gaming, the City of Las Vegas, and the NBA Mothers Association.

Neil Treitman, CCIM
Fractional CFO & Capital Strategy Partner
Neil Treitman brings more than four decades of financial leadership, real estate development experience, and capital strategy expertise to 10M Partners. As a Fractional CFO, Neil works with clients who need sophisticated financial guidance, disciplined reporting, and capital planning support without the cost or complexity of a full-time CFO.
His expertise includes capital stack strategy, financial modeling, budgeting, forecasting, lender and investor reporting, cash flow planning, internal controls, accounting oversight, and finance coordination for complex ventures. Neil helps clients evaluate debt, equity, preferred equity, mezzanine financing, joint venture capital, seller financing, C-PACE, grants, tax credits, and other sources of capital to determine the right structure for each project or business objective.
Neil has worked with real estate entrepreneurs, development ventures, institutional capital sources, and operating companies to create stronger financial systems, improve transparency, and support better decisions. His background includes residential and senior housing development, HUD-financed projects, joint ventures, and institutional investor environments.
